33.5-Acre Residential Site in Carlow Offered for €9.5 Million Amid Hybrid Work Shift

A 33.5-acre residential site in Chapelstown, Co Carlow, is for sale at €9.5 million. The property is zoned for residential use, with a 2006 planning permission for 275 units setting a precedent. Its location and Dublin's commuter growth are expected to drive strong interest.

A substantial 33.5-acre residential site in Chapelstown, Co Carlow, is anticipated to attract significant interest, driven by the ongoing expansion of Dublin’s commuter belt and the post-pandemic transition to hybrid working models. Lisney Commercial Real Estate is marketing the property with a guide price of €9.5 million.

The land is designated as «New Residential» under the Carlow County Development Plan 2022-2028. Its development potential is underscored by a previous planning permission granted in 2006 for a 275-unit residential scheme. Although that project was not realized, Shane O’Connor of Lisney suggests that this historical approval sets a precedent, affirming the site's suitability for residential development.

Located approximately 2.5km from Carlow town, the site benefits from direct access to the N80 national road and convenient connections to the broader road network, including the M9 motorway.
