Evara Developments Granted Permission for 825 Homes in Saggart and Lucan, Dublin

Evara Developments secured permission for 825 new homes across two Dublin projects in Saggart and Lucan. The Saggart development, with Kelland Homes Ltd, will deliver 611 units despite local objections regarding infrastructure. The Lucan project will add 214 apartments, alongside retail and childcare facilities.

Housebuilder Evara Developments has received permission for two large-scale residential projects in Saggart and Lucan, Dublin, totaling 825 homes.

An Coimisiún Pleanála approved Evara’s development with Kelland Homes Ltd for 611 homes off Boherboy Road in Saggart, despite local concerns. This approval follows appeals from both developers and the community after initial permission earlier this year. People Before Profit TD Paul Murphy and other objectors cited rapid development without essential amenities, prioritizing housing yield over sustainable infrastructure, and increased traffic. A local mother highlighted pressure on schools and GPs, needing to apply to five schools for her son.

The developers successfully appealed a €2 million fee, which An Coimisiún Pleanála deemed unwarranted as the site met public open space requirements. The Saggart development will include 611 homes: half houses (detached, semi-detached, terraced, 2-5 bedrooms), 172 apartments (1-3 beds across five 4-5 storey buildings), and 133 duplex homes (1-3 beds). Plans also include a creche and a one-hectare area for a new school.

In Lucan, Evara’s Adamstown development, approved by South Dublin County Council, will feature 214 apartments in three blocks (1-9 storeys), comprising 95 two-bed, 94 one-bed, and 25 studio flats, each with a patio or terrace. The plan also includes four retail units, a childcare facility, and 18 additional car parking spaces.
