Single Mother of Three Ordered to Vacate Longford Rental After Overholding Nearly a Year
Milda Kozyroviciute, a single mother of three, must vacate her Longford rental after nearly a year of overholding. Landlord James Greene requires the property for his own use due to age and health. The tribunal upheld the termination notice, granting Kozyroviciute 56 days to leave, despite her stated difficulties in finding alternative housing.
Milda Kozyroviciute, a single mother of three, has been ordered to vacate a rental property in Prospect Wood, Longford, after overholding for almost a year. She had rented the property since 2015 and received a termination notice in May 2024.
Landlord James Greene, who acquired the property with Kozyroviciute in situ, stated he needed it for his own use. He told a Residential Tenancies Board (RTB) tribunal that he had transferred his house and farm to his son and required the Longford town property for himself and his wife due to their age and his need for two hip replacements, making farm living unfeasible. His son, David Greene, questioned Kozyroviciute's efforts to find alternative accommodation given the elapsed time.
Kozyroviciute, who has lived in the area since 2008, testified she was «trying constantly» to find a suitable home, registering with an auctioneer, contacting politicians and the Longford County Council, and inquiring with acquaintances. She stated these efforts yielded «no results» due to a lack of available houses in the area that could accommodate her family and keep her children in their current school. She emphasized paying rent and bills on time and sought more patience.
The tribunal deemed the termination notice valid. Despite expressing sympathy for Kozyroviciute's difficulties, it ruled within legislative parameters, granting her 56 days to vacate the dwelling.
