Dublin Home Prices Fall 2.3% in June, First Annual Decline Since 2023

Dublin home prices fell 2.3% in June, the first annual decline since 2023, due to increased supply and reduced buyer competition. Nationally, prices rose 3.2%, the slowest rate since 2023, while rural areas saw strong asking-price inflation. The market is described as «two-speed,» with urban cooling and rural heating, highlighting a need for more new builds and second-hand market activity.

Dublin home and apartment selling prices fell by 2.3% in June compared to the same month in 2025, marking the first annual decline since 2023, according to a Daft.ie report. This drop is attributed to recovering supply and easing buyer competition, though the figures may be revised.

Nationally, selling prices rose by 3.2% in the year to June, the slowest rate since 2023. The gap between asking and selling prices narrowed to 5.5% nationally from 6.8% in June 2025. Rural areas, however, show strong asking-price inflation: 6.3% in Munster and 8.8% in Connacht-Ulster, due to acutely tight supply.

Average national asking prices increased by 3.8% to €445,000 in the year to June, down from 6.8% last year, but remain 44% above pre-Covid levels. Ronan Lyons, Professor of Economics at Trinity College Dublin, described a «two-speed market»: cooling in cities where supply is recovering, but still hot in rural Ireland with tight availability.

Second-hand home supply nationwide was just over 13,100 in early June, up 6% year-on-year but still half the pre-pandemic norm of over 26,000. This improvement is concentrated in urban markets, with Dublin's availability near its pre-Covid average. New-build sales drove a 3% increase in homes changing hands in the year to March, while the second-hand market remains stagnant. Lyons emphasized the need for new construction to exceed 60,000 homes annually and for greater churn in owner-occupied homes to rebalance the market.
