Glass Bottle Consortium Plans 1,510 Apartments in Dublin 4 Poolbeg Development

The Glass Bottle Consortium plans to submit proposals for 1,510 apartments in six blocks at the former Irish Glass Bottle and Fabrizia sites in Poolbeg, Dublin 4. This development is part of a larger scheme to create 3,800 homes and commercial space. The project, led by Lioncor and Ronan Group, is financed by over €442 million in loans.

The Glass Bottle Consortium, led by Lioncor and Ronan Group, will lodge plans with Dublin City Council for 1,510 apartments at the former Irish Glass Bottle and Fabrizia sites in Poolbeg, Dublin 4. This application is part of a larger regeneration plan for the 15.06-hectare (37-acre) site, which aims to deliver 3,800 homes and nearly one million sq.ft of commercial space.

The proposed development includes six apartment blocks, ranging from six to 18 storeys, on a 3.89-hectare site within the Poolbeg West Strategic Development Zone. The 1,510 apartments consist of 753 one-bedroom, 636 two-bedroom, 93 three-bedroom units, and 28 studios, totaling 128,648 sq meters of residential space. The scheme also features eight retail units, a creche, a community hub, a coastal park, and a section of the coastal link cycling and walking route, along with 695 car parking spaces and 2,408 bicycle spaces.

This follows the consortium securing permission for an additional 586 homes earlier this year and completing the 212-unit Lime House. Pembroke Beach DAC, the development firm, seeks 10-year planning permission. Accounts for Pembroke DAC in 2024 show assets under development increased from €369.15 million to €561.96 million, financed by €442.47 million in loans. The company reported a €6.3 million loss in 2024, primarily due to €6.2 million in interest costs.
