Irish Home Prices Rise 6.2% to April, Inflation Slows to Lowest Since February 2024
Irish home prices rose by 6.2 percent in the year to April, marking a slowdown in inflation from March and the lowest annual increase since February 2024. Dublin prices increased by 5.4 percent, while areas outside the capital saw a 6.9 percent rise. The median property price was €394,980, with 3,741 transactions filed in April 2026.
Irish home prices increased by 6.2 percent in the year leading up to April, according to new data from the Central Statistics Office (CSO). This rate of inflation, however, represents a 0.5 percent slowdown compared to March, when the annual increase stood at 6.7 percent. The current annual rise marks the lowest since February 2024, which also recorded a 6.2 percent increase.
Residential property prices in Dublin saw a 5.4 percent rise, while properties outside the capital experienced a higher increase of 6.9 percent. Within Dublin, house prices grew by 4.8 percent, and apartment prices climbed by 7.3 percent. Dún Laoghaire-Rathdown recorded the highest house price growth in Dublin at 5.9 percent, whereas Fingal saw a more modest rise of 3.6 percent.
Outside Dublin, house prices were up by 6.6 percent, and apartment prices increased by 9.7 percent. The midlands region, encompassing Laois, Longford, Offaly, and Westmeath, registered the most significant growth in house prices at 12.5 percent. Conversely, the southwest region of Cork and Kerry saw the lowest rise at 4.1 percent.
The median price paid for a residential property in the 12 months to April was €394,980. Dún Laoghaire-Rathdown recorded the highest median dwelling price at €685,750, while Longford had the lowest at €197,000. The most expensive Eircode area over the same period was A94 (Blackrock, Dublin) with a median price of €845,000, while F45 (Castlerea, Roscommon) was the least expensive at €155,000.
In April, 3,741 dwelling purchases by households at market prices were filed with the Revenue Commissioners. This represents a slight decrease of 0.2 percent from the 3,748 purchases recorded in April of the previous year. The total value of transactions filed in April 2026 reached €1.63 billion, comprising 2,763 existing dwellings valued at €1.14 billion and 978 new dwellings valued at €487.2 million.
