An Coimisiún Pleanála approved 159 residential units by Ballymore Properties subsidiary Shankill Property Investments Ltd on the old Bray golf club site. This decision, following a rejected resident appeal, paves the way for the Sea Gardens development, including apartments, townhouses, and amenities.
An Coimisiún Pleanála has granted permission to a Ballymore Properties subsidiary, Shankill Property Investments Ltd, to build 159 residential units on the former Bray golf club site. This decision follows the rejection of an appeal by local resident Conor McHugh, who raised concerns about overdevelopment and overshadowing.
Ballymore Properties acquired the 52.6-acre site in 2019 for an asking price of €27.5 million. Permission for this development was initially granted in January. The new scheme will feature two parallel blocks, A1 (6-10 storeys) and A2 (7-11 storeys), housing 22 one-bed, 26 two-bed, and 21 three-bed units in A1, and 26 one-bed, 32 two-bed, and 23 three-bed units in A2. Nine four-bed townhouses (3-4 storeys) will surround a central community park.
The development will also include a communal gym, cinema room, work/lounge space, and 171 car spaces, with at least 20 per cent equipped for electric vehicle charging. Ballymore welcomed the approval, stating it aligns with the local authority’s earlier decision and advances their master plan for Sea Gardens.
