Dublin Rental Availability Down 23% Year-on-Year by May 1st, Daft.ie Reports

A Daft.ie report shows Dublin rental availability dropped 23% year-on-year by May 1st, while nationwide availability fell 4%. Room rents increased significantly, with availability down 22% nationally and 31% in Dublin. This trend is partly attributed to landlords delaying listings due to upcoming rent control rules.

The number of homes available to rent in Dublin decreased by 23% year-on-year by May 1st, according to a new report from Daft.ie. Nationwide, 2,374 homes were available to rent on May 1st, a 4% reduction from a year earlier, though an increase from 1,200 homes on January 1st.

Dublin had 1,187 homes for rent on May 1st, one of the lowest May totals since 2006, and roughly a third below the 2015-2019 average. In contrast, availability outside Dublin increased by 29%. Listings nationwide increased by 13% year-on-year in February, March, and April, with over 10,600 homes put on the market, but this rise only partially offsets an earlier decline.

Trinity College economics professor Ronan Lyons, the report's author, noted that the increase in full-property availability outside Dublin contrasts with a fall in room rental availability across all regions, especially Dublin. He suggested this divergence is a «timing effect», where landlords delayed listings due to new rent control rules announced in June 2025 and effective March 2026.

Room rents nationwide increased by 1.9% over the quarter, the largest three-month jump since 2022, and were up 6.4% year-on-year. The average monthly rent for a double room was €806 in Q1. On May 1st, 2,549 rooms were available nationwide, down almost 22% from a year prior. Dublin saw a 31% reduction, with only 1,006 rooms available, 44% below the 2015-2019 average.
